TERMITE INSPECTION REQUIREMENTS FOR FHA

The FHA has tight restrictions in the HUD

Handbook 4000.1 regarding termite inspection requirements

for existing residences. These restrictions should

not apply to new construction projects because a

new home should not have any infestation.

Before the property can be funded with an FHA-insured loan, the expert must declare that it is free of termites and other wood-destroying insects and organisms.

By reviewing the FHA inspection report, the A1 expert must determine that the residence is clear of infestation or major damage. If the inspection report suggests an extra termite inspection, the specialist must obtain a copy of that as well.

Poisonous soil treatment for termites is not permitted if the property's water supply is provided by a well. An exception may be made if the termite expert certifies that the treatment will not harm the water supply.

Whether you've been a homeowner for 20 years or are new to the process, the NPMA recommends the following termite-prevention measures:

  • Keep basements, attics, and crawl spaces dry and well-ventilated.

  • Repair leaking faucets and water lines in the home, as well as outdoor AC systems.

  • Repair rotting roof shingles, corners, and eaves.

  • Repair loose mortar around basement foundations and windows and replace weatherstripping.

  • Water should be directed away from structures using properly functioning downspouts, gutters, and splash blocks.

  • Firewood should be stored at least 20 feet away from houses and 5 inches off the ground.

  • Use wood timbers sparingly in landscaping, and keep wood mulch at least 15 inches away from the foundation.

HOW TO DETECT TERMITES IN YOUR HOME

Unless you know what you're searching for, evidence of termites may not be readily apparent. Boards that are literally breaking apart with tunnels visible are the most obvious termite damage symptom. The trick, though, is to recognize the warning signals before they become severe. Here's what you should look for:

  • Winged termite swarms

  • Wood that sounds hollow

  • Small wood holes

  • Tunnels made of mud

  • Wood floor blistering

Look for these indicators around your foundation, sill plate, basement and crawl spaces, and subfloors. Termites are most commonly found in these places.

If you observe any of these issues, you should have a competent professional inspect your Chicago home thoroughly. Even if you don't see these symptoms, termites may present.

What Is the Price of a Termite Inspection?

Termite inspections typically cost $75 to $150, depending on the size of the home. As a means to earn your business, several termite control firms provide a free examination when it is not related to a property purchase. Adding a termite examination to a home inspection costs an additional $50 to $100. Request free estimates from pest inspectors in your area, or see our cost guide below.

Cost of Termite Inspection

On average, a termite inspection costs $75 to $150, and a termite clearance letter or inspection report costs $100 to $200. Many pest control businesses may provide a free termite examination if it is not for a real estate transaction. Termite bonds range in price from $500 to $2,000, depending on the warranty terms.

Termite Infestation

If left unchecked, termite damage can reduce the value of a home by 25%, or up to $50,000. Termite prevention is thousands of dollars less expensive than dangerous fumigation and damage repair, plus it provides you with peace of mind.

Who Is Responsible for Termite Inspection?

In most real estate transactions, the seller will pay for a termite and other wood-destroying bug inspection. Depending on the lender's requirements, a termite inspection must be performed within 30 to 90 days of closing.

What Is a Termite Pest Inspection Report?

A Termite Clearance Letter is a report issued by a registered pest treatment company that verifies that the property is clear of active termites following an inspection. The letter describes any indicators of earlier termite damage and contains a list of all repairs to termite-damaged areas.

  • Section 1 - Infested areas, dead termites, or damage that requires treatment or repair.

  • Section 2 - Recommendations for treatment if termites are discovered, as well as the factors that contributed to the infestation, such as damp or moist regions, leaks, or foundation fissures.

Termite Bond Price

A termite bond ranges in price from $500 to $2,000, depending on the size and location of the property, the initial inspection, and the guarantee terms. A termite bond is a contract with a termite firm that provides annual inspections of termite infestations and damage, as well as treatment and control if termites are identified.

The contract should state if the termite business will retract and repair any damage caused by a subsequent infestation. A repair bond is an additional expenditure, and not all homes qualify.

If a house inspection finds a termite infestation, buyers and lenders will ask the owners to acquire a termite bond before proceeding with the sale. A termite bond might also help you qualify for FHA and VA loans.
